Each segment is projected from its own operating driver, rolled up into consolidated cash flow, and discounted back to a fair value per share. The assumptions below are editable — change them and every number on this page moves with them.
Upstart has ONE reportable segment, Unsecured Lending. The five product lines here are NOT reported: their REVENUE is apportioned, and that is the single most important thing to know about this page. What IS published, quarterly and for six quarters, is the ORIGINATIONS mix - pages 14 and 15 of the Q2 2026 investor presentation break unsecured originations into Core (FICO under 720), super prime (720+) and small dollar plus Cash Line, and secured into auto and home, in dollars, with the loan counts beside them. Those six quarters of published mix reconcile to the originations Upstart files in its 10-Q to within $1M in every quarter, which is what makes them usable. Each group's fee revenue - Unsecured Lending's disclosed figure, and secured's as the residual of consolidated fees less Unsecured - is then apportioned across its lines in proportion to that published mix. The apportionment assumes every line inside a group earns the same fee per dollar originated, and Upstart says that is NOT true: super prime carries a lower take rate than Core. The pro-rata split therefore understates Core's revenue and overstates super prime's, and the contribution margins carry that difference instead. CONTRIBUTION is disclosed for two groups only - 61.53% for Unsecured Lending and negative 35.16% for secured - so the five line margins are chosen to weight-average back to exactly those two figures. Core at 66% and super prime at 51% are judgements; small dollar's 57.7% and home's negative 61.7% are then solved rather than chosen, because only the group averages are known. The sixth vertical, balance-sheet lending, is the disclosed interest and fair-value line and is carried so the six sum to reported total revenue. History runs six quarters rather than eight because the published mix starts at 2025 Q1; extending it would mean inventing the split for two more quarters. Also assumed: the whole cost structure below contribution, since engineering, general and administrative and the non-variable part of sales and marketing are unallocated by design and sit here as a single percentage of revenue. One caveat for the cash-flow column: this model's free cash flow is EBITDA less capex less tax, while Upstart's reported free cash flow on the site's own definition was negative $138.7M in the basis quarter, because purchases and originations of loans held-for-sale run through operating activities.

Core personal (FICO under 720)
Units × priceUpstart's own name for its engine: personal loans to borrowers below a 720 FICO, where an AI model that reads more than a credit score is supposed to have the biggest edge over a bank. $2,496M of originations in the basis quarter, 69% of unsecured volume, re-accelerating 27% sequentially after two flat quarters and a decline. Management calls this the superpower and credits it for the contribution margin recovering to 62%. It is the largest line in this model and the one that has to keep working.

Assumptions & reasoning
- Originations for this line are published on page 14 of the Q2 2026 deck; the revenue is not. It is the Unsecured Lending segment's disclosed fee revenue apportioned on that origination mix, which assumes Core earns the same fee per dollar as the other two unsecured lines.
- That assumption is the weak point and it cuts against this line. Upstart says super prime carries a LOWER take rate, so a pro-rata split understates Core's share of unsecured revenue and overstates super prime's. The contribution margins carry the difference instead.
- The sequential path is violent: +34.7%, +1.5%, +6.6%, -0.3%, +26.7%. A base case that extrapolates any single quarter of that is wrong, which is why the growth input sits well below the quarter just delivered.
Super prime personal (720+)
Units × pricePersonal loans to borrowers at 720 FICO and above: $1,013M of originations, 28% of unsecured volume, up 45% year over year and now roughly a third of the personal-loan book against 27% two quarters ago. This is the volume-and-brand line - Upstart competing for borrowers a traditional lender would also want, at a lower fee. It is growing faster than Core, and because it earns less per dollar, a rising share of it dilutes the unsecured margin. That is the tension management keeps addressing by pointing at Core re-acceleration.

- Upstart states this line carries a lower take rate than Core but publishes no revenue for it, so the pro-rata apportionment here gives it the same fee per dollar as Core and puts the whole difference in the contribution margin, which is set 15 points below Core's.
- Share of unsecured originations has gone 29%, 26%, 25%, 27%, 33%, 28% across the six quarters. It is rising over the period but not monotonically, and the basis quarter was a step back toward Core.
Small dollar and Cash Line
Units × priceThe funnel: small-dollar loans and Cash Line, Upstart's unsecured revolving product. $130M of originations, under 4% of unsecured volume, and the most erratic line on the page - it has gone 79, 111, 138, 111, 76, 130 across six quarters with no trend. Its job is acquisition rather than profit: a borrower who arrives for a few hundred dollars can be sold a personal loan later. Upstart excludes Cash Line from its automation and conversion metrics because repeat draws are not new decisions.

Auto
Units × priceThe fastest-growing line Upstart has: $426M of originations, up roughly four times year over year and 62% sequentially, on 20,023 loans against 5,058 a year ago. Auto retail and auto-secured personal loans, after auto refinance was sunset during the quarter. Still loss-making on contribution, but the secured margin it dominates has closed 141 points in four quarters and management has put breakeven in the fourth quarter of 2026 on the record. This is the line the bull case is actually about: a much larger market than personal loans, addressed with the same underwriting stack.

- Auto refinance originations were sunset during the basis quarter, so this line grew roughly fourfold while losing one of its three products. The remaining growth is retail and auto-secured personal.
- Revenue is the Secured fee total apportioned on the auto and home origination mix from page 15 of the deck. Upstart publishes contribution for auto and home together, never apart, so the margin split between them is assumed and only their weighted average is disclosed.
- Auto is given the better of the two secured margins because it has the scale - 20,023 loans against 2,800 - and because the deck shows it further along its cost curve. That is a judgement, not a disclosure.
Home
Units × priceHome equity lines of credit: $163M of committed amounts in the basis quarter, roughly double a year ago, on 2,800 loans. The smallest and least mature of the five product lines, and the deepest under water on contribution. Tickets are large - a HELOC commitment averages about $58,000 against roughly $21,000 for an auto loan - so a handful of loans move the line, and origination is a committed amount rather than a drawn balance. It is the second half of the secured optionality and it is behind auto on every dimension except ticket size.

- Originations here are COMMITTED amounts for HELOCs, not drawn balances - Upstart says so in its definition of Originations, Dollars. A committed dollar and a drawn dollar are not the same economics, and the fee per committed dollar is what this line actually earns.
- Its contribution margin is solved rather than chosen: given auto at -25%, home takes whatever value makes the two weight-average back to the -35.2% Upstart discloses for secured as a whole. It is deeply negative because auto is most of the revenue and the pair average is what is known.
- At under 2% of consolidated revenue this line cannot change the answer, but it is the one with the largest addressable market behind it, which is why it is carried separately rather than folded into auto.
Balance-sheet lending
Capacity × utilisation × priceNot a product Upstart sells - the line that makes its GAAP results jump around. Interest income on the roughly $1.06B of loans it holds at fair value, less interest expense on the $2.0B of borrowings that fund them, plus the mark-to-market on both. It contributed $16.7M in the basis quarter and $31.2M the quarter before, with no cost allocated against it, so it drops almost entirely to operating income. The book is more secured than the fee mix suggests: $338.1M of auto loans and $229.0M of HELOCs, held to seed products Upstart cannot yet sell in volume.

- This line exists so the six verticals sum to Upstart's reported total revenue. The five product lines are fee revenue only; total revenue also carries net interest and mark-to-market, and that is what sits here.
- It ranged from $16.5M to $31.2M across the six quarters shown with no trend, and went negative as recently as 2024 Q3. Modelling it as a steady yield on a slowly growing book understates how much of it is remeasurement rather than carry.
- The $2.0B of borrowings that fund the book are treated as a claim on equity in the valuation, not as an operating cost here, which is why net cash is negative $1.55B rather than the cash balance alone.
- If the intention is to read this as a pure fee-platform valuation, this is the line to zero out. It is 5% of revenue and the only part of the projection that is not a fee.
